The sound usually starts quiet and gets louder over a few weeks. By the time you hear it from inside the house, the roller should be replaced before it seizes mid-swing.
  • The gate sags visibly at the free end. The hinge pin has worn into an oval shape instead of a clean circle, so the whole gate panel drops a quarter-inch to a full inch. This is not a post problem in most cases. The post is solid; the pin is worn, and that is the cheaper fix by a wide margin.   • The gate hesitates or pauses for a second mid-travel. DIY or Call Us?

Here’s the honest answer. You can safely check the condition yourself: put a level on the top rail to see how far the gate has dropped, rock the gate back and forth to feel the play at the hinge pin, and look under the roller shoe for mushroomed metal or a cracked bearing housing. None of that requires tools or risks anyone. But replacing the hinge pin on a BFT arm is not a wrench-and-go job. The arm is under spring tension in some configurations, the pin is pressed in and generally needs heat or a press to come out, and a gate that slips while you’re under it is an injury waiting to happen.
