AfterBFT Access Control Installation: The Arcadia Owner’s Guide
We install and replace BFT access control components throughout Arcadia, and we keep the common failure parts on the truck. A typical BFT keypad or receiver swap in Arcadia runs $180 to $340 installed, and a full control-board replacement usually lands between $350 and $600 including the board, labor, and reprogramming. Which BFT Models This Applies To
BFT has been building gate operators since the 1980s, and the access control side splits into two main families: the older LUX series and the newer DEIMOS and IGEA lines. The LUX keypads (the ones with the raised gray buttons) were installed on a lot of Arcadia homes built in the early 2000s, and their control boards are now reaching the end of their natural life. The DEIMOS and IGEA systems use a different connector and a different voltage tolerance, so a keypad from one won’t plug into the other. If you open the plastic housing on your keypad, you’ll find a small white sticker with the model number, usually starting with “D” for DEIMOS or “L” for LUX. Match that number before you buy anything. Signs Your BFT Access Control Installation Is Failing
- Keypad takes multiple presses to register. The membrane contacts under the buttons wear flat after five to seven years of daily use. Once they start, it’s a matter of weeks, not months.
- Gate opens, but only from one side. On a DEIMOS system, the radio receiver is a separate module from the keypad. If the keypad works but the remote doesn’t, the receiver board is the failure point, not the keypad.
- The gate beeps but doesn’t move. That’s usually a relay contact on the access control board that’s arced and pitted. The board is sending the signal, but the contact isn’t closing hard enough to trigger the operator.
- Code works sometimes, fails other times. In Arcadia, we see this a lot after a hot Santa Ana stretch. The thermal expansion on older LUX boards cracks a solder joint that only opens when the board gets warm. Cool mornings work; hot afternoons don’t.
- Water intrusion at the keypad housing. Arcadia’s winter rains find every hairline crack in a 15-year-old plastic housing. Once moisture hits the board, corrosion starts at the connector pins and works its way inward.

DIY or Call Us?
The access control wiring on a BFT system runs at 24 volts, so you’re not dealing with the same hazard as a 120-volt line. But you are dealing with a board that can be killed by one wrong wire placement, and we’ve replaced enough boards that were fried by a well-meaning homeowner to know it’s a real risk. What you can safely do: check for a tripped GFCI outlet near the gate, confirm the breaker is on, and look at the keypad housing for visible cracks or water stains. What you shouldn’t do: open the controller box and start probing wires if you don’t have a multimeter and know which pin is which.
