  • BFT Deimos and Aries opener mounting plates cracking at the motor bracket. BFT bolts the opener to a steel plate that mounts on the gate frame. In Arcadia’s dry summer heat followed by damp winters, the powder coat on those plates can micro-crack, let moisture into the steel, and start corroding from the inside out. We see it on gates that face south, especially up in the hillside neighborhoods near Chantry Flat Road. We cut out the rusted section, weld in a fresh steel plate, and remount the motor so the strain is off the gearbox.
  • BFT Rigel and Phobos rack-and-pinion rail wear on the last two feet. When a gate’s travel limit is even slightly off, the pinion gear keeps driving for a half-second after the gate reaches the stop. That grinds down the last segment of rack. The symptom is a gate that jerks right before it stops. BFT will sell you a full rail; we can often weld in a fresh rack segment and reset the limits so it doesn’t happen again six months later.
  • Hinge barrel failure on the BFT-perimeter gates in Arcadia’s older subdivisions. The neighborhoods north of Foothill Boulevard and west of Santa Anita Avenue have a lot of custom steel gates from the 1990s, many retrofitted with BFT openers early on.
